Where our self-storage data comes from

Transparency is our first principle, so we name what is behind every number. More than 200 sources feed TractIQ, collected and normalized by our data engineers, scientists and QA team.

Short answer: TractIQ combines verified occupancy and P&Ls from CMBS filings (through our CRED iQ partnership), daily street and web rates, human-reviewed facility records, parcel-based owner research, permit-level development data, EASI demographics and broker-uploaded listings. Every number shows its as-of date.

Occupancy and financials

Facility-level occupancy and in-place P&Ls (rental income, expenses, NOI) come from CMBS filings: the numbers borrowers certify to their lenders, not survey responses or models. We source them through our partnership with CRED iQ, covering 4,000+ facilities and $50B+ of assets, refreshed monthly as new filings land, with history back to 2017. Depth varies by trade area and runs deepest in primary and secondary markets.

Rent comps

We collect prices every day from facility websites and online rental marketplaces. Each price is tagged as a street rate (non-discounted) or a web rate (discounted); when a facility shows one price, it counts as both.

  • Unit sizes: 5x5, 5x10, 10x10, 10x15, 10x20 and 10x30. Non-standard sizes are filtered out.
  • Amenities: each price is tagged for climate control, ground floor, elevator access and drive-up access.
  • Aggregation: daily prices roll up to monthly averages so short-term swings don’t hide the trend. Facilities that rarely change prices report quarterly.
  • History: back to 2018 for many facilities.

Facilities and square footage

Every facility is reviewed by a trained analyst. We classify each one as drive-up, indoor or indoor multistory using the facility’s website plus aerial and street-level imagery, and measure square footage building by building. A facility is marked climate controlled only when its website, or a third-party listing, states it or prices climate-controlled units. How we measure and classify facilities

Owner data

We match each facility to its parcel using public parcel records, then research the legal entity that owns it to find the person with real decision-making authority: LLC members or managers, principals, or executives with acquisition authority. Registered agents are not listed as owners. When we can’t verify a contact, we leave the field blank rather than guess. Our ownership verification process

Development pipeline

We cross-reference three sources for new self-storage projects: municipal permit records, status updates and meeting minutes gathered by our data partners BuildCentral (BCI) and ConstructConnect; land listed for sale for storage development; and our own research. Each project is matched against our database, its details compared across sources, and reviewed against current satellite and street imagery. Projects are marked operating or cancelled as imagery confirms. We track housing and commercial construction the same way, from conceptual through completion. Demographics

Demographic and trade area data comes from EASI Analytics, which builds on U.S. Census data with USPS delivery, IRS migration, BLS employment and BEA income data, and refreshes every year. When a block group straddles a trade area boundary, we include it only if its center falls inside, a standard approach that avoids overstating demand. Demographic and trade area data
